The Precast Concrete Workflow Pune Builders Actually Use

The standard delivery model is hybrid precast — slabs and beams cast in-situ, wall panels and façade panels precast in factory (typically the Stomec or Elematic or Vollert lines at Chakan, Khed and Ranjangaon precast yards). The Revit Structure model authors the unit panel layout, the panel-and-connection details are detailed in Tekla Structures (which exports IFC for Revit federation), the rebar and lifting-anchor data is BIM-extracted to feed the precast yard's PLC-driven Stomec line, the panel transport logistics are sequenced in Synchro 4D and the on-site tower-crane lift cycle is planned at a 30-minute resolution. NBC Part 4, IS 14458 and Maharashtra DCPR 2017 Compliance Encoded in the Model

Affordable housing in Maharashtra has to satisfy the Maharashtra Unified Development Control and Promotion Regulations (UDCPR) 2020, NBC Part 4 (fire and life safety) and IS 14458 (high-rise design loads). The Maharashtra Fire and Emergency Services approval (Fire NOC) is increasingly requested as a Revit model with the fire-detail Family library tagged, not just AutoCAD drawings.

4D and 5D Quantity Workflows on Mass-Housing Sites

A typical 12-storey, 120-unit affordable-housing block has 220–280 precast panels, 12,000–18,000 kg of rebar per floor, 70–90 cubic metres of in-situ concrete per floor, 24,000–32,000 sq ft of cement-fibre or vitrified-tile flooring, and roughly 1,800–2,400 m of plumbing risers and 4,800–6,400 m of electrical cabling. Manual BoQ takeoff is a 14–22 day exercise that BIM 5D collapses to under 2 days.
