Pune's existing international airport at Lohegaon is undergoing a long-overdue ₹475 crore Terminal 2 expansion that is fundamentally reshaping the BIM job market in the eastern Pune-Wagholi-Kharadi corridor. Originally built for 5 million passengers per year, Lohegaon now handles over 10 million and is being expanded to a 19 mppa capacity ahead of the Purandar greenfield airport coming online. The Airports Authority of India (AAI), Tata Projects, L&T Construction, Capacite Infraprojects and three specialist aviation MEP consultants are all hiring Revit, Civil 3D, Navisworks and Bentley OpenBuildings engineers in Pune for this single project. Why Aviation Projects Demand a Different BIM Standard Than Commercial Real Estate

Airport buildings are not just larger versions of malls. The architectural envelope must accommodate enormous column-free passenger circulation halls, baggage reclaim carousels with very specific clearances, a Central Industrial Security Force (CISF) screening footprint, immigration and customs counters mandated by the Bureau of Civil Aviation Security (BCAS), and structural support for the heavy mechanical, electrical and plumbing systems that keep an airport breathing. Every one of these systems has compliance touchpoints with the Directorate General of Civil Aviation (DGCA), AAI's CHQ design guidelines, the International Civil Aviation Organisation (ICAO) Annex 14 (for airside-landside boundary), and BCAS for security. A 2D AutoCAD workflow simply cannot keep these compliances synchronised across a 19 mppa terminal building.

This is why AAI's CHQ in 2023 mandated BIM Level 2 minimum for all airport projects above ₹100 crore and ISO 19650 compliance for international tenders. For Pune Lohegaon Terminal 2, the BIM Execution Plan (BEP) was issued by AAI in late 2024 and is being followed by the appointed contractor consortium. The Lohegaon Terminal 2 BIM Stack: Architecture, Structure, MEP, Airside, Landside, Operations

The project uses Autodesk's full AEC stack with Bentley overlays for airside infrastructure. Revit Architecture handles the terminal envelope, passenger flow simulation rooms, retail floor plate and curtain wall. Revit Structure handles the long-span steel-truss roof and concrete substructure. Revit MEP handles HVAC (with very high air-change-per-hour targets in the security hold area), water and sewage. Civil 3D handles the apron, taxiway and grading. Bentley OpenBuildings Designer is used by the airside contractor for the runway-terminal interface. Navisworks Manage is the federation environment where multi-discipline clash detection happens. Synchro 4D drives the construction sequencing — particularly important because Terminal 2 is being built without shutting down Terminal 1, which means staged demolition and live-site coordination.

Aviation-Specific Compliance Embedded in the Revit Model

Compared to a residential or commercial Revit project, an airport Revit model carries vastly more compliance metadata. Passenger flow simulation rooms have minimum carpet area per peak-hour passenger as per AAI design standards. Retail floor plates have a "concession ratio" that the model tracks. Baggage handling system (BHS) corridors carry mechanical clearance dimensions (typically 4.5 m clear height for the EDS machine). Fire and life-safety follow NBC Part 4 plus AAI's airport-specific fire code. Power distribution follows DGCA's emergency-light requirement at 100% backup. The BIM coordinator's job is to ensure every Revit family carries these as parameters and that the model schedules feed AAI's compliance reports automatically.

The Airside-Landside Boundary: Where Civil 3D and Revit Must Coexist

The single most expensive integration point on any airport project is the airside-landside boundary — the line between the secure airside and the public-access landside. ICAO Annex 14 governs grade transitions, drainage, fencing, perimeter intrusion detection, the ARFF (Airport Rescue and Fire Fighting) road, and the apron-edge geometry. On Lohegaon, this boundary runs nearly two kilometres and crosses the existing Terminal 1 apron. Coordinating the new Terminal 2 building (Revit) with the new apron extension (Civil 3D) requires a federated coordinate system, a shared elevation datum, and a weekly Navisworks federation cycle. 4D Construction Sequencing on a Live Airport

Lohegaon Terminal 2 cannot stop operating during construction. That makes Synchro 4D not optional but mandatory. The construction sequence must respect a 24/7 passenger flow on Terminal 1, the operating runway, the taxiway connections, and the fuel pipeline corridor. Synchro 4D links each Revit and Civil 3D element to a Primavera P6 activity ID, which gives the contractor a colour-coded simulation of every day of the build. AAI uses this simulation in their monthly progress review. The role of 4D BIM Planner — Aviation is currently advertising at ₹14–22 LPA in Pune for engineers with both Revit and Synchro plus Primavera experience.

The MEP Coordination Challenge: HVAC, Power, BHS, Plumbing, Fire

An airport MEP federation is denser than any other building type — the plant rooms, mechanical service corridors and ceiling plenums carry simultaneous HVAC ducts, baggage handling drives, electrical bus ducts, fire piping, sewage and the high-voltage transformer feeds. Clash detection on Lohegaon has flagged thousands of geometric clashes that would have been unbuildable in 2D.
