From geometry to asset data: what 7D BIM means
The BIM ‘dimensions’ describe what information a model carries. 3D is geometry, 4D adds time, 5D adds cost, 6D covers sustainability and energy, and 7D is facilities and asset management — the data an owner needs to run the building. A 7D-ready model knows not just where a pump is, but its make, model, serial number, warranty expiry, maintenance interval and replacement cost. What COBie actually is
COBie (Construction Operations Building information exchange) is a structured way of organising that asset information so it can pass from the design and build team to the operator without re-typing. People often meet COBie as a spreadsheet — tabs for Facility, Floor, Space, Type, Component, System and so on — but it is really a defined schema that can also travel inside IFC. The point is not the spreadsheet; it is that the data is consistent and machine-readable, so it can be loaded straight into a maintenance system.
Data drops: information delivered in stages
Asset data is not dumped at the very end. Under structured information management it arrives in planned data drops at defined project stages, each one adding detail as the design firms up and equipment is selected. This staged delivery is governed by the same ISO 19650 machinery — the EIR sets what the client needs, and the BEP says who provides it and when. Managers who understand the EIR, BEP, MIDP and TIDP information chain already have the framework that COBie plugs into.
How the data gets into the model
COBie output is only as good as the parameters behind it. In Revit this means deciding early which shared parameters capture asset data — manufacturer, model, serial, warranty, asset tag — and ensuring every relevant component and type carries them. Spaces must be named and numbered consistently, systems must be defined, and the responsibility for filling fields has to be assigned. Much of this rides on disciplined Revit schedules, which let you review and complete asset data in bulk before export.
Validating and handing over
A COBie deliverable is checked, not trusted. Validators flag missing fields, duplicate names, orphaned components and broken relationships before the file reaches the client. The handover then loads into a Computerised Maintenance Management System (CMMS) so that, from day one of operation, the facilities team can click an air-handling unit and see its full record. Delivering a COBie file that passes validation first time is the kind of result that turns a junior into a trusted information manager.
