The first stretch of Pune Metro Line 3, connecting Hinjawadi and Balewadi, has moved from construction into passenger operations in 2026, following safety clearances from the Commissioner of Metro Railway Safety. It is India's first metro project built under a full public-private partnership, led by a Tata Realty and Siemens Project Ventures consortium at an investment of roughly Rs 8,300 crore. Every blog post about BIM and Pune Metro so far -- including our own -- has focused on the construction phase: Revit and Civil 3D modelling, clash detection, elevated and underground station coordination. Almost nobody is talking about what happens to that BIM model the day the line actually opens.

A Metro Line Is Live -- What Happens to Its BIM Model Now?

A construction-stage BIM model does not get switched off at handover. On a well-run infrastructure project, it becomes the foundation of the asset information model that the operations and maintenance team uses for the next 30-plus years: tracking equipment warranties, scheduling preventive maintenance on escalators and signalling systems, and managing space and safety compliance across every station. The handover from a construction BIM model to an operational asset model is a distinct discipline, not an automatic byproduct of good modelling during the build phase.

From Construction BIM to Asset Information Management

This handover work usually runs through structured data exchange formats such as COBie, so that non-geometric information -- equipment make and model, installation date, maintenance interval, warranty period -- travels with the model instead of getting lost in scattered PDFs and Excel sheets once the construction contractor moves off site. For a PPP project like Line 3, where an operating consortium takes on decades of maintenance responsibility, a clean, well-structured handover model has real financial value to the operator, not just cosmetic value to the design team.

Why This Niche Is Under-Recruited in Pune Right Now

Most Pune BIM job postings we see are still construction-side: modelling, coordination, clash detection. Roles that specifically manage the handover of BIM data into a facility or asset management system are far fewer, largely because most civil engineers trained on Revit have never been shown how a COBie export actually works or why an operations team would care about it. As more of Pune's metro network, IT parks and commercial towers move from construction into long-term operation, demand for engineers who understand both sides of that handover is likely to grow faster than the supply of people trained for it.
