What HBIM Actually Involves
Heritage BIM is not the same workflow as modeling a new residential tower. Instead of designing from a blank sheet, you are reverse-engineering an existing, often irregular structure — recording what exists today, sometimes from a laser scan or point cloud, sometimes from manual measurement, and rebuilding it as an accurate parametric model in Revit. Walls are rarely straight, floor levels rarely align cleanly, and there is no architect's original drawing to fall back on. The job is part modeling, part detective work.
Why This Niche Exists in Pune Specifically
Pune's old city core has a genuine conservation problem: structurally fragile wadas that owners want to either restore, subdivide, or redevelop under heritage-sensitive municipal rules. Before any of that can legally proceed, someone has to produce an accurate as-built model — for structural assessment, for municipal heritage committee submissions, and for contractors who need to know exactly what they are working with. Conservation architects in the city increasingly outsource this modeling step because it is slow, detail-heavy work that a generalist Revit user without patience for irregular geometry tends to do badly.
Why Few Students Are Trained For It
Standard BIM courses teach clean, rule-based modeling — parametric families, standard wall types, consistent grids. HBIM demands the opposite instinct: modeling what is actually there, including inconsistencies, without "correcting" the geometry to look neater. Students who have only ever modeled new buildings often over-regularize a heritage structure without realising it, which makes the model useless for restoration planning. This is a workflow habit, not a software feature, and it has to be taught deliberately.
Where the Work and the Income Actually Come From
This is not a high-volume career track — Pune does not have hundreds of heritage-documentation jobs open at any given time. But it is consistently underserved, pays well per project because so few people can do it competently, and tends to come through conservation architecture firms and small consultancies rather than large construction companies. It also pairs naturally with scan-to-BIM and point cloud skills, since most serious heritage documentation projects start with a laser scan rather than a tape measure.
